READY FOR THE FUTURE IN WOOTON

We are pleased to share that planning permission has now been granted for the major expansion of Wootton Science Park near Oxford.

Submitted by Hartwell PLC in collaboration with Scott Brownrigg, the approved masterplan will provide approximately 106,233 sq. ft (9,869 m²) of laboratory and office space across five new commercial buildings. These facilities are intended for small- and medium-sized science and technology companies.

Located south-west of Oxford, the scheme is valued at around £44 million. It will include high-quality amenities such as secure cycle storage, a bistro, and a gym. These features are designed to foster well-being, innovation, and collaboration within the park.

The proposal also strengthens the site’s distinctive local character by implementing targeted ecological enhancements that improve biodiversity and habitats.

Given the site’s proximity to fenland, protecting water resources and ensuring resilient drainage have been priorities. A connected blue-green infrastructure network—including rain gardens and sustainable urban drainage systems (SuDS)—will efficiently manage and reuse rainfall, supporting climate resilience.

The design further enhances access to parkland spaces and supports outdoor working, social interaction, and recreation. Together, these elements create a vibrant, welcoming environment that promotes well-being and strengthens community connections.
