NEXT STEPS FOR 134 KENTON ROAD

Planning permission has been granted for the redevelopment of the former Premier Inn hotel and Beefeater restaurant at 134 Kenton Road, following the Mayor of London’s decision to exercise Call-In powers in support of Whitbread’s residential-led mixed-use proposals.

Working alongside Collado Collins Architects, Savills, and Cummings, our role contributed to a scheme that transforms an underutilised brownfield site into a mixed-use neighbourhood comprising 103 co-living homes and 109 build-to-rent apartments, a ground-floor hospitality venue, and meaningful improvements to the public realm.

Sitting directly adjacent to Kenton Station with strong connections into central London, the project makes the most of what’s already there, intensifying a well-connected urban location in a way that’s thoughtful and community-serving.

For us, schemes like this are a reminder of what collaborative, context-led design can deliver: a healthier, better-connected place where people can genuinely belong.
