International property developers, Cortland Partners have selected us for the next phase of their flagship UK scheme at Ascot Road, Watford Phase 2. The high-density ‘Build-to-Rent’ development will provide around 489 homes with 35% affordable units overall. The site has superb open space connections to the River Gade and Cassiobury Park.

The buildings designed by ESA Architects average from 6-8 storeys and surround a green community woodland garden. The tallest 23 storey marker building opens the site to a green safe street that will have an animated public realm supported with retail and restaurant facilities.

The public realm and landscape proposals are focused to improve green infrastructure, connect with the greater Watford area and create a development that supports all ways of life. The landscape will rely heavily on green infrastructure to create various biotopes around the site from woodland gardens and walks, rain gardens, and meadow gardens.

Phase 1 is already under construction with first residents moving in 2022. Ascot Rd. development aspires to become a new gateway into the Watford area providing an elevated resident experience to the people of Watford and a desirable residential core for the wider community.
