POWERING THE FUTURE: £750M DATA CENTRE PROJECT WINS APPROVAL

Plans for SineQN’s groundbreaking £750 million urban hyperscale data centre, backed by development partners Legal & General and Goldacre, have officially received the green light. Designed by architects TTSP and Foster + Partners, this state-of-the-art facility will the first of its kind in Newham and among the largest in the UK. Set to deliver 80MW of capacity, the Bidder Street Data Centre will anchor the regeneration of the Cody Triangle, establishing a dynamic new digital quarter and driving economic growth.

We are proud to have led the public realm and landscape design of this exciting project. We’ve transformed an inaccessible site into a vibrant meaningful public realm, providing over 3,000m² of high-quality green space that harmoniously blends local heritage with future growth.

Bidder Street will be enlivened with an accessible plaza, offering seating opportunities  for people to gather and work amidst lush gardens. The opening of the river walkway will establish strategic connections to the Lea Way and link with exciting developments on adjacent sites. We’ve prioritized plant species and tree planting to enhance biodiversity, creating a vibrant space for both people and nature.

In addition to improving the public realm, the development will achieve significant sustainability goals, including a BREEAM ‘Excellent’ rating and a groundbreaking system to reuse residual heat, providing energy for up to 13,000 local homes and businesses. The project is scheduled to begin construction in 2025 and be operational by 2027, representing a bold step towards a greener, more digitally connected future for Newham.
