GASWORKS TO GREEN SPACES

The highly anticipated proposals to redevelop the former Bell Green Gasworks site in Sydenham has been given the green light by Lewisham’s Strategic Planning Committee. This marks a pivotal moment in the site’s transformation, setting the stage for a new chapter of growth and innovation in the heart of Sydenham. Spearheaded by Barratt London and dMFK architects, the development will deliver 262 new homes, a public retail square, 8,000 sqft of commercial facility and vibrant public space for the community.

This project presents an exciting opportunity to revitalise this historic brownfield site. As the first of many future developments in the area—and potentially an extension of the Bakerloo Line—proposals for Bell Green Works are setting a high standard for design quality in upcoming projects.

The development was shaped through a highly collaborative process with the LB Lewisham officer team, resulting in a new neighbourhood that addresses the demand for high-quality homes in Sydenham while providing a place for people to live, work, and play. The design is sensitive to the adjacent Grade-II listed Livesey Memorial Hall, while creatively reimagining the site’s industrial heritage through material choices, play elements, and public art. The footprints of the two former gas holders are commemorated in the public realm design. Additionally, several salvaged pieces from the dismantling of the gas holders will be incorporated into a public art strategy, in collaboration with local artists.

Over 40% of the site will be dedicated to accessible public space, including areas for gathering, spill-out zones to create active frontages, spaces to meet and socialise, and play areas for local residents and visitors alike
